IRS Form 12277: Prepare A Lien Withdrawal Request
Is Withdrawal The Same As Release?
No. The IRS lien guide distinguishes withdrawal of the public notice from release of the lien. Withdrawal does not eliminate the amount still due. Discharge of a specific property and subordination are other, different procedures.
Write down the result you actually need before preparing an application. If the question is whether a satisfied lien has been released, see our explanation of the release process. Do not label a release certificate a withdrawal document or assume either one guarantees financing.
Which Records Should I Gather For Form 12277?
The official application and instructions request the filed notice, if available, or identifying information such as its serial number, filing date and recording office. The form distinguishes open, released and unknown status, and asks for the reason and supporting explanation. Sign and date the application as instructed.
This original organizer keeps each statement tied to a record. It does not replace the form or determine eligibility.
| Record Group | What To Match | Gap To Resolve |
|---|---|---|
| Filed notice | Taxpayer, notice identifier, filing date and recording office. | Can you identify the actual filing? |
| Status evidence | Relevant release, balance or account documents. | Which record supports the stated status? |
| Request basis | The selected reason and documents supporting it. | What fact does each attachment establish? |
| Payment arrangement, if relevant | Agreement terms and completed payment records. | Do the documents match the condition being claimed? |
| Submission record | Final packet, destination and sending evidence. | Can you reconstruct exactly what was submitted? |
| Decision record | IRS determination and any withdrawal copy. | What did the IRS actually decide? |

How Do I Support The Reason For My Request?
Use a short timeline and an attachment index. Describe what happened, when, which document supports it and why it relates to the reason selected. Leave a missing fact labeled unknown instead of filling the gap with an assumption.
The IRS describes several withdrawal grounds and additional options after release or under a qualifying direct-debit agreement. The latter has conditions involving taxpayer type, balance, payoff period, filing/payment compliance, consecutive payments and default history. A monthly payment or a released lien alone is not automatic qualification. Check the complete current IRS criteria for the route involved.
Where Should I Send The Application?
The older form instructions refer to the assigned office or Advisory Group Manager. The newer Publication 4235, revised July 2025, lists withdrawal applications through the IRS online account or by mail to Advisory Consolidated Receipts. Check that current directory and any case-specific instructions before submitting. Keep a complete copy and dated submission evidence.
Use a separate cover note in your own files to record how you verified the destination. An address from an old article, a payment coupon or another taxpayer's example is not enough. If an official contact clarifies the route, record the date and the instructions received.
How Will I Know Whether Withdrawal Was Approved?
The Form 12277 instructions explain that the IRS may request more information. If approved, it files a withdrawal document in the recording office and provides a copy; a denial includes appeal information. Keep those documents, not just the application receipt.
Track application prepared, application sent, additional information requested and decision received as separate entries. If a lender or another party asks about status while the application is pending, describe it as a request awaiting a decision. Do not describe a pending application as a withdrawn notice.
Check the taxpayer and filing identifiers on any decision document against the original notice. If they do not match, raise the discrepancy before relying on the record. Do not assume a withdrawal decision resolves another tax period, another notice or a remaining balance.
What If Tax Debt Is Still Unaffordable?
A withdrawal request and a plan for paying tax debt are separate tasks. You may work directly with the IRS or seek appropriately qualified help. CuraDebt offers a free evaluation of available tax-debt options; it does not prepare this application, provide representation or guarantee withdrawal. The FTC advises caution about promised tax-relief outcomes. No application guarantees a credit-score change or loan approval.
Frequently Asked Questions
Does Form 12277 Pay Or Cancel My Tax Debt?
No. It requests withdrawal of a filed Notice of Federal Tax Lien. Withdrawal does not itself erase an unpaid tax balance.
Is A Released Lien Automatically A Withdrawn Notice?
No. Release and withdrawal are different. Match the document you received to the action it actually records.
Does A Mailing Receipt Prove The Request Was Approved?
No. It is submission evidence. Keep the IRS decision and any withdrawal document separately before describing the notice as withdrawn.
Will CuraDebt Submit Form 12277 For Me?
No. The free evaluation reviews available tax-debt options. It does not complete this form, represent you or guarantee an IRS decision.
